How to maintain a water heater

Water heaters are usually placed in out of the way parts of your home which leads to the “out of sight out of mind” syndrome. But water heaters need maintenance just as any other appliance in your home. Maintaining your water heater is simple and will lead to a longer life before you have to replace it. Here are some suggestions on how to maintain a water heater.

Water heater temperature setting

You will find the temperature setting valve at the lower part of your water heater. It may be found towards the back or in full view depending on what type of water heater you own. When you start your maintenance check the temperature of your water by looking at the temperature dial. If your temperature is registering over 120 degrees it is probably too high. By turning this dial back to 120 degrees you are saving energy in your home as well as protecting your water heater from burning out to fast. Water heaters can overheat which shortens the life of the heater.

Temperature pressure and relief valve

This valve is very important for safety the safety of your water heater. To test you temperature and pressure relief valve raise the part of your leaver in an upward position just half way and let it go. If it is in good working order it will snap back in position on its own. Water will be released and flow into the drain tube. You should hear the sound of this water when this happens. If you get no reaction at all it is time to change out the old valve for a new one.

Flushing your water heater

Every once in a while you should flush out your hot water tank to remove any particles that have settled to the bottom of your tank. While flushing out the whole tank can be a formidable job you can do a mini flush. Take a bucket and place it under your drain valve. This handle should be located near the bottom of your hot water tank. Drain off a bucket of water and close the valve. It is as simple as that but you can drain off more than one bucket if you want to be sure your getting any potential particles that can be there.

Maintaining your water heater is an investment for any home owner. The more you take care of your hot water tank now the better outlook for future use of a trouble free hot water tank. The maintenance is very simple and easy to do so keep your water heater in mind when you are thinking of maintenance in your home. A little time at the present will be rewarded with years of trouble free hot water once you maintain your water heater.
